Using the detailed programming information and budgets, along with the guidance of a proven design team of architects, engineers and visionaries, the renderings, plans and specifications for the facility are created. The conceptual plans are reviewed with the client, and adjustments are made to ensure that the plans align with the facility’s functional needs and preliminary budget estimates.

Design meetings with the "key stakeholders" will be conducted to ensure that the progress of the design development is on track with the client's overall vision. The project master schedule and the construction estimate are developed, and all constructability issues are addressed. These topics will continue to be addressed throughout the design phase at "milestone" meetings. Upon the completion of the schematic design phase, and then completion of 50% of the design development phase, each construction package will be reviewed for comment. All questions or comments will be resolved before construction documents are developed.
